When can I schedule a showing?
Our tours are self-guided. To view a property, please come to our office at 1971 Bardstown Rd, Ste 2, Louisville KY 40206 between 10am and 3pm to check out a key and go view the property. The key must be returned by 5pm that same day - no exceptions. Please bring your ID and $20 in cash that will be held and then returned when you bring the key back.

Who needs to fill out an application?
Any adult over the age of 18 will fill out an application and pay the non-refundable application fee of $40 per applicant. Guarantors also need to apply and pay the application fee.

Do you run background checks?
Yes. As part of your rental application, we will be requesting background checks from TransUnion that include a criminal, eviction, and credit history.
If you have any concerns about what may be on the background check, please discuss this with us prior to paying for the rental application.

Do you require a security deposit?
Yes. The deposit is equal to 1 month’s rent and is due at signing.

How long is the lease term?
We offer a six month option or a 12 month option for new leases.

How quickly can I move in?
After we receive your application, it will take up to a week to process, and if you are approved, we will set up a time for you to sign the lease as soon as you are able. Provided the property is move-in-ready, you can move in immediately after signing.

What does the tenant portal do?
The Tenant Portal is an online tool provided for you at no cost. You will be able to:
- Pay your rent online.
- View your previous and upcoming payments.
- Add your renter's insurance information (if needed).
- Submit and track maintenance requests.

We have good quality houses and we strive to provide quality maintenance when things go wrong. We have great owners who aim to keep their properties in good condition and where possible, we work with people who run into hard situations.

If something is broken, will you fix it?
We will fix everything that is our responsibility as outlined in your lease agreement, however, please understand that certain items are deemed “luxury items” such as washers and dryers and are not always guaranteed to be fixed. In those cases, it will depend on the circumstances to whether we will be able to replace it for you.
However, where we cannot replace or fix the issue, we are happy to recommend affordable contractors who may be able to help.

How often is rent due and how can I pay it?
Rent is always due on the first of the month, but there is a grace period until the fifth of the month. After the fifth, rent is considered “late” and there is a 10% late fee attributed to the account.
You can pay your rent online through your tenant portal via debit card, credit card, or ACH. ACH will not be posted immediately in your account, so you will need to leave the balance in the account until the process is completed.
Alternatively, you can drop off or mail a personal check, certified check, or money order to our office at any time as there is a dropbox next to our front door.

How do I access my Tenant Portal?
If the tenant portal is enabled for your property, you will receive an automated invitation to your email. Once enabled, you can click the “Portal Login” button at the top right of this screen. You can also click here to watch a video on using the portal.
